When a home is in disrepair, the paint is peeling, there are issues with the stucco or wood, problems with termites, moss, or mold under or on top of the paint, when the sun is drying the fascia to the point of cracking the wood, these homes are going to require some remedial work before they can be painted, and the quality of that preparation, along with the product selected and the mode of the application will greatly influence the beauty and longevity of the exterior paint job.

I have recently given an estimate on a home where the homeowner himself had done touch-up throughout the exterior of his property. The spots he had painted looked different from the rest of the house, but he was unconcerned.

Because he had saved money doing the work and choosing the paint himself, yet at the time of selling, a home like that would show very poorly, and he would have to spend quite a bit of money to re-do not only the work he did but the entire exterior of his home!

As a professional, I have seen what works and what doesn’t work across several different real estate markets. I have seen what colors are attractive on the siding, paired with other contrasting colors on the trim. I have seen how best to consider the foliage and environment to choose a color. I know what materials are reliable in what circumstances, and what products will not stand the test of time.

I know how to resolve issues with moisture, mold, moss, cracking, peeling, temperature, reflection, attraction
to or repulsion of, termites. Interior and exterior paints are ground differently according to their application. It is much more plausible to use exterior paint inside a home than to use interior paint on the exterior of a home because the interior does not suffer the weather in the way that the exterior does, so it’s way more forgiving in its application!

Most paints today are either water-based or water reducible, and in the warm California weather they dry very fast, sometimes in a few minutes, but paints set over a period of six weeks before they are fully hardened, and that can spell trouble when dealing with windows or doors that are freshly painted and not yet dry as the friction between the two surfaces can cause the paint to chip off.

This is often seen in the front door edges when the painter didn’t know how to compensate for it, and again my
experience is something that comes into play in order to remedy any such situation. Experience gained the hard way, through mistakes from the past and searching how to correct them, so by the time I get to your house you are shielded from their consequences, this is not something you would experience with a rookie painter, hungry for work, able to gain experience at your expense!
Choosing the right exterior color is an art. I don’t charge clients that have signed a contract with me to counsel them on their options or teach them about the two color groups.
When painting a home in my neighborhood I’ve helped the client change from the dark blue that they commissioned to a light beach yellow that brightened the home and kept away the heat. I have satisfied a very wealthy client by adding green to his gray so that his french cottage home in the fancy part of town would blend better with his foliage.
