San Diego Professional House Painting

San Diego House Painting for me, is something that began in earnest in 1994.  That’s when I made the final move from Malibu, just days before the earthquake hit the L.A. area.  My first San Diego house painting customers weren’t in San Diego at all, since I lived in Encinitas at the time.  The Tex-Cote company reached out to me in a letter and asked  me to apply Tex-Cote products in Los Angeles, but I countered that I was moving to San Diego and that’s when they connected me with 5 star builders, a local company applying their Tex-Cote Genuine and  Tex-Cote Classic products. It didn’t take me long to realize that the bottom line was their only interest after an elderly client cancelled her Oceanside painting contract because she couldn’t afford their predatory prices.  That’s when they hired me to clean-up their failing past jobs that a slew of previous customers were complaining about.   I fixed no less than 30 failing Tex-Cote jobs in one month , most of them from their “Genuine” oil-based product that  they no longer manufacture.  After paying me a whooping $10K they fired me to hire someone at $10 hr. to do the same job, and from that moment on, I have been offering the general public Tex-Cote jobs at half the going cost of the “too big to fail” cronies network that usually got all the big jobs.  This was during the time that the son of the owner was in charge of marketing, but now that the father took the helm again to keep the co. from going under from his practices, they  made the “Coolwall” product available to even the “little guys” like me.

In the meantime, I started to develop the San Diego House Painting business by diversifying into using different products.  I discovered that exterior house painting in San Diego involved many different company’s products, and for a while, I experimented with Frazee, Vista, Behr, Benjamin Moore, but eventually returned to the same company that had been my choice whilst house painting in Malibu, that being Dunn Edwards.  I found that D.E. paints offered quality on par with Sherwin Williams, but at 2/3 the cost to me with my deep discounted tier, which i pass on in savings to my customers.  There really is no substitute for Quality and value when it comes to choosing the right San Diego House Painting company to take care of your home.

Being a San Diego House Painting company I had to deal with local challenges like the hot California sun t that differed from the cold Boston winter, that’s when I discovered that there were specialty coatings that were both waterproof and stretchy, like chewing gum, better able to fill cracks in the stucco and keep new ones from coming in, as well fill cracks in the wood, and expand with the wood when they swelled from the moisture, plus they had high build with which to resist the sun’s rays.

Local Realtors know that the money that you spend in San Diego house painting, will generally leverage itself 10 fold when it comes to cub-appeal which in turn translates into higher sales probability and price!  Nothing improves the value of your home more than an excellent house painting job, guaranteed!

A Professional Knows the Right Paints to Use for the Job

There are so many things to remember when painting your home’s exterior—it could make your head spin! One of the things I tell my clients most often is to stay clear of exterior house paints with a high gloss sheen or finish. This is because the sun will cause these types of paints to break down.  In addition, another good tip is to stay away from using a flat finish house paint for your exterior. This house paint finish is unbelievably porous and will attract and hold moisture more than you might realize. And the last thing you will want is moisture which will be a magnet for mold and mildew.

If you’re stumped on what interior finish to use, I always recommend a low sheen statin or eggshell for durability. It’s washable and perfect for kitchens and bathrooms.  A flat house paint is best for most other surfaces because it doesn’t have a sheen and will hide the standard texture that builders apply to a home prior to house painting in order to hide drywall imperfections.  When you want beautiful and precise touch-up work, flat paint will be much more forgiving and will not make those troublesome defects stand out. For your trim work, it’s best to use “alkyd emulsion” paints which are oil paints that contain a water-base. Over the years, I’ve discovered how remarkable these paints are—they adhere beautifully like oil and are truly tough. And they wash up extremely well!

Choose Your Paint Colors Wisely

If you’re like many of my clients, making decisions about house painting colors can be challenging.  I like to make their color selection process as easy and enjoyable as possible—and I generally recommend lighter colors. That’s because they can influence and uplift the mood within a room and will make a house look larger on the outside. One of my wise words of warning is to consider how exterior color choice can influence insect invasions. White paint attracts termites and gray repels them! (I bet you never heard that one before, right!)

A San Diego professional house painter goes beyond the paint job itself. Most of my clients need expert help when it comes to color coordination. I advise shunning trends that don’t offer long-lasting quality and timeless appeal. One of the most important things I like to emphasize is to make sure your colors are compatible.  There are two color groups, and mixing them needs to be done cautiously.   If you are using “cool” colors, you need to stick with similar cool colors so there is no clashing between them. If you are using “warm” colors, choose other warm ones as well.   In some instances mixing them can work also, but these seldom take place, and you want to exercise them with intent, and not by mistake!

Roof Painting and Lower Energy Costs

Roofs are an area of the home most clients never stop to consider! I regularly consult with my clients on how important it is to paint roofs. Aside from tiled roofs, most homes in San Diego are built with asphalt shingles. Painting shingles will protect them from sun damage and your roof will last longer.  Roof painting, as an industry standard, will keep your home cooler in the summer months and will lower your overall energy costs.
